Do Your Homework

Talk with your friends and neighbors who have had a roof replacement and get some good references.  Don’t just rely on estimates to determine whom you should hire.  A contractor who promises to get the job done the quickest and cheapest may cut corners or use substandard material or practices.

Questions To Ask Before Hiring A Roofing Contractor

1.    How long has the roofing contractor been in business?  You shouldn’t rule out using a new roofing company just because they are new but you can learn a lot about a company by how long it’s been in business.  Companies that have been in business for decades have a good reputation, integrity and provide good customer service.

2.    Is the roofing company insured?  A roofing contractor should carry a minimum amount of liability insurance to protect you from accidents that could occur on your job site.  Ask to see a certificate of insurance with your proposal so that you can verify their insurance

3.    Ask the roofing contractor which materials they use.  You can learn a lot about the company by asking about the roofing manufacturers.  Are they qualified to install certain products?  Most roofing manufacturers also have a specification sheet.  This contains information about acceptable methods for installing a particular roof.  It also lists proper fasteners, adhesives and building materials that are compatible with the roof.  This will give you a good tool to use as you inspect the job.

4.    Ask what warranty you will receive.  A copy of the manufacturer’s warranty will tell you your rights and responsibilities. Many roofing companies also offer additional warranties on their work. Ask if your roofing contractor provides warranty work or stands behind their work.  Do they do other jobs besides roofing or are they roofing experts?

5.    Will the roofing contractor’s company be doing all the work themselves or will they be sub-contracting some of the work out?  If so make sure you know ahead of time who will be working at your house and if they have proper insurance and credentials.  Ask how the company trains their employees and if they are OSHA compliant.

6.    Ask if your roofing contractor has involvement with trade associations in the roofing industry or other associations.  This indicates their commitment to the industry, community and their clients.
